The City Centre 4 project is the fourth phase of the larger City Centre development, which I am actively involved in. This 25-floor building is designed to provide a blend of commercial units and office spaces, with a focus on creating a dynamic environment for both business and retail activity. The ground floor is dedicated to retail shops, offering an engaging street-level experience that activates the urban environment, while the upper floors are primarily devoted to office spaces, providing flexible and modern workspaces for businesses.
The building's design incorporates a sleek, contemporary architectural style, with a glass and steel façade that ensures both aesthetic appeal and energy efficiency. The integration of large curtain wall systems maximizes natural light, enhancing the office spaces with views of the surrounding cityscape. The roof level houses mechanical and service spaces, carefully designed to maintain the building's operational efficiency while minimizing the visual impact on the surrounding environment.
Throughout the design process, I’ve been involved in coordinating with the architectural team to ensure that the building’s functional requirements align with its aesthetic goals. From ensuring space efficiency in the office floors to integrating modern materials and sustainable design strategies, City Centre 4 is set to be a landmark development that serves both as a business hub and an architectural statement in the city.
A key feature of the development is the six-level underground parkade, providing ample parking for both commercial tenants and visitors. This subterranean structure ensures that parking needs are met without compromising the pedestrian-friendly experience at street level. The parkade is designed with optimized circulation paths and sustainable lighting to ensure a safe, efficient, and environmentally conscious solution for the building’s parking requirements.
The first level of the City Centre 4 building is designed to serve as a commercial space for retail units and office areas, setting the tone for the rest of the building's corporate environment. The floor features flexible office layouts that cater to a range of business needs, with large, open spaces designed to foster collaboration and productivity.
The construction of the City Centre 4 Tower is an ongoing process, with my involvement across multiple phases to ensure quality and compliance. One of the primary challenges faced during construction has been the glass glazing for the 25-floor tower. The installation of large glass panels on the building’s façade required precise coordination, specialized techniques, and careful handling to maintain both structural integrity and energy efficiency while addressing the complexities of height and weather conditions.
Code reviews have been conducted regularly to ensure compliance with local building standards, particularly for fire safety and accessibility. Ensuring fire-rated assemblies and appropriate egress routes were in place was a major focus, with continuous collaboration with the code consultant to address any issues related to fire safety systems and overall safety protocols.
In addition, detailed design reviews have been carried out to ensure the architectural intent aligns with functional requirements. This includes reviewing structural details, such as those for the mechanical systems and the six-level parkade, as well as ensuring all interior spaces meet the design goals. The project is currently ongoing and is set to be completed by early 2026. Despite the challenges, our attention to detail at every stage ensures that the building will be a high-quality, compliant, and functional space for tenants and users.
