Planimetry

The building is located in an area destined for car parking, adjacent to a sports center including 3 tennis courts, green spaces and three swimming pools that have been preserved. The building intervention requires a considerable investment, the car park was built underground by rebuilding and demolishing the buildings of the swimming center. The tower is 106.50 meters high and 30 floors high and has a shape that comes from a four-leaf clover, a rare flower to find in nature, clovers are much more frequent; they are 4 hearts with regularized corners and are an omen of good luck. The building consists of 34 floors, 4 underground intended for parking with 600 parking spaces, 30 floors above ground of which the first 5 floors are destined for commercial tertiary activities while the other 25 are for housing with approximately 600 apartments. I did not consult New York City planning regulations and stuck to the brief, as these are design ideas that may never be realized if they remain in digital format.The existing vegetation and trees have been preserved and new plants have been added to the adjacent green areas. Clearly, the height is incommensurate with the 106.50 m of the tower.

Ground floor plan

The structure is regular and complies with the criteria of modular design, 8 modules measuring 14.50 m x 18 m have been identified, served by 2 stairwells each with 2 elevators; on the ground floor there are commercial activities such as a clothing store, a minimarket for groceries, a dance school, a space for music and a fitness gym for the presence of the swimming and tennis sports center and a hall for the exhibition and sale of cars. The commercial premises are accessed from the inside through paths of adequate width of the common spaces for interaction and socialization obtained between the modules.
